Home insurance covers a variety of issues so it’s important to determine which issue could be a possibility and which are highly unlikely so that you’re not overspending. Still, you don’t want to be cheap and end up regretting it later on when things turn bad. Typically, home insurance covers everything from minor damage to total loss, such as in the case of a fire or natural disaster.

Total loss coverage varies from state to state and from home to home, as homes are worth varying amounts and face different natural disasters. Insurers are looking at how much it would cost to totally rebuild your home. It could be more than what you actually paid, depending on the current cost of building materials. If you have chosen to build a new home, then you probably have a good idea of just how much that is right now, but things can change over time. Plus, it’s not just the cost of materials. The cost will be influenced by the size of your home, the local construction market, and the current value of your home, which can be based on similar homes around it in the community or neighborhood. That’s why you also want to choose a quality community to build your home in so it will maintain its value for years to come.

Another factor to consider is that if you have a mortgage on your home, your lender will probably require you to have insurance that covers 100% of the reconstruction costs. Even if you don’t have a mortgage, it’s a good idea to have enough insurance to cover all of the rebuilding costs so you don’t suddenly have to qualify for a mortgage at the same time you’re having to rebuild your life.

The best way to determine the total amount that is right for you is to work with a home insurance agent. Feel free to talk to multiple agents and see if they all come in around roughly the same amount. Be careful of large discrepancies in prices in case they’re not covering something you’re expecting them to cover. Don’t forget to get basic furnishings, clothing, electronics, etc., included and you may want separate insurance for any highly valuable items.

Hopefully you will never need to use your insurance, but it can be incredibly helpful and necessary should the worst happen. You don’t want to be left without it, especially if you’ve purchased one of our beautiful homes in Prior Lake MN that you had built specifically for you. The insurance will give you some peace of mind.
